• Guests are greeted by the staff at check-in
• Check-out time is 11:00 sharp. No extra time will be allowed.
• Please enquire first if you wish to check-in after 17:00 (5 PM). Check-in after 5PM is charged 500 THB.

• Refundable security deposit at check-in: 10,000 THB in cash
• Upon check-in, the Guest is obliged to present a valid document with a photograph confirming their identity
• The Guests are not allowed to bring illegal drugs or other articles, the possession of which is prohibited by the laws of Thailand. Gambling or other acts that are contrary to good morals or that cause an annoyance are strictly prohibited.
• Smoking is strictly forbidden (fined 10,000 THB)
• The Guest should notify property manager immediately upon noticing any damage or loss. Guest bears full material and legal responsibility for any loss, damage or destruction of the House furnishings and appliances resulting from their fault or from the fault of their visitors.
• Children staying at the House have to be under constant care and supervision of accompanying them adults. Damage or loss caused by children is the responsibility of their guardians. The guardians bear sole responsibility for the children staying at the property.
• The Guest may not hand the room over to other persons, even if the night for which they paid the due amount has not elapsed.
• Each time Guest leaves the House they should make sure all electrical and home appliances including TV and air-conditioners are switched off.
• The House management may refuse to store luggage at times other than during the guest's stay at the House.
• Quiet time at the House lasts from 22:00 to 06:00 of the next day. During quiet time, Guests and persons staying at the House have an obligation to behave properly and not to disturb the neighbors.
• In the event of breach of these Rules and Regulations the House management may refuse to provide further services to the person who breaches them. Such a person is obligated to immediately comply with the demands of the management, pay the amounts due for the services provided so far, pay for damages, if any, and leave the premises.
• In case of additional Guests or Friends while check-in, you are should to pay an extra payment. In case the guest refuses for additional pay, we will not to occupy the guests.
• Children of age 2-11 are counted as adults
• No pets allowed
• The services are rendered in accordance with the House category and standard. Guests are requested to submit any complaints regarding the quality of services to their property manager as soon as possible, thus allowing for the House management's immediate reaction.
• Any items left behind by the Guest in the House, shall be returned on request at the Guest’s expense. If such an instruction is not received, the House management shall store the items for the period of 3 months, and then to give the items away to charity of its choice or dispose of them. The House does not store food or perishable items.

Deposit is non-refundable. No refund for cancellation within 61 days before check-in. Note: bank service charges or currency change fees (if apply) are deducted from the refunded amounts.
